Glenvale Park, Wellingborough
Glenvale Park is a major development on the northern edge of Wellingborough in North Northamptonshire, benefiting from a strategic position close to major road, rail, and air links.
The scheme is being delivered by Midtown Capital with support from Homes England, and will create a new community combining housing, employment, and leisure space:



- 3,000 new homes
- 675 affordable homes
- A new 25,000m² business park, expected to create around 3,000 jobs
- A new local centre with shops and restaurants
- Two new primary schools
- A community centre, nursery, public square, and family play park
- Over 200 acres of parkland
Our Role on the Project
We came on board early in the design stage of Barratt Homes’ first phase on the site — 199 of the total homes across the development.
A central challenge for the project was maintaining a smooth working relationship between the main client and the five developers on site, each running their own independent supply chain. Our strong local presence, combined with our commercial expertise, made us a natural fit for supplying and installing energy-efficient windows and doors on the scheme.
We began supplying windows and doors in November 2020. By July 2024, we had installed 1,933 frames in total, comprising 1,771 windows, 154 French doors, and eight entrance doors — all manufactured using the Profile 22 system from our systems partner, Epwin Window Systems.
Being based so close to the site allowed us to manage deliveries with minimal friction, while our commercial technical team was on hand throughout to resolve any issues that arose during installation.
Considerations
Social value is a defining priority for Glenvale Park, reflected directly in the project’s mission statement:
“We are committed to ensuring that Glenvale Park delivers social value to the local community. We want to work with everyone, from individuals to organisations, to identify and deliver the maximum social value benefit. By working together, we can make sure that Glenvale Park is a community asset for generations to come.”
This social value commitment was built into the project from the design stage onward, and it shaped how we approached the delivery of windows and doors throughout.
Barratt Homes originally approached us largely because of our proximity to the site — our base is less than two miles away. We secured the contract by demonstrating a flexible delivery and installation schedule, strong technical support, and a genuinely energy-efficient product range.
That local proximity also meant we could keep embodied carbon to a minimum, since every delivery run was fully optimised. We scheduled deliveries outside of peak traffic hours too, reducing vehicle idling time and easing pressure on the local road network.
Energy performance was another key requirement. Our Profile 22 casement windows achieve a U-value of 1.3 W/m²K, comfortably meeting the Part L energy efficiency standards set out in the Building Regulations.
As a local employer, we also draw much of our workforce from the surrounding area — a further contribution to the social value goals the developers have prioritised for the scheme.
This was our first project working with Barratt Homes, and it was widely regarded as a strong success across the supply chain and by those monitoring progress on site. Among the highlights, we achieved the highest possible Construction Quality Review (CQR) score from the NHBC — a rating of 6, “Outstanding: much work seen can’t be improved upon.”
Since Glenvale Park, we’ve gone on to work with Barratt Homes on further projects, including an energy-efficient housing development in Wintringham, Cambridgeshire.
